Rent 4 bedroom apartment of 80 m² in München

English: We have a very beautiful and wonderfully naturally illuminated apartment with 3,5 rooms available for sublease because we will be living abroad for work for a while.
The Apartment is approx. 80sqm (see blueprint) and is organized as follows:
• The Living Room is large, has a big couch, a 75“ Smart TV and a foldable table with room for 4-6 people when opened.
• The Kitchen is also spacey, has everything necessary to cook and eat, and 2 large windows with a nice view
• 2 Bathrooms, one bigger and one smaller. The bigger Bathroom has a bathtub and a window, whereas the smaller Bathroom has a shower. In the bigger Bathroom there’s a washing machine and a dryer.
• The Corridor is L-shaped and has space for a cabinet, . for shoes and/or jackets, as well as another shelf and mirror. Everything is already available in the apartment, some you can see from the pictures.
• The Master Bedroom has a luxurious box-spring bed with electric controls for both sides. There’s also a wardrobe and a TV.
• The Second Bedroom is currently being used as an office/dressing room, can however be converted to another bedroom.
• The Third Room has a foldable couch, a shelf, and a desk, and is currently used as an office/guestroom.
• Additionally there’s a very spacious Balcony with a table, chairs, and a cool Weber Gasgrill.
• A Duplex Garage is included in the basement.
• Cellar section in the basement to be agreed upon.
• All the apartment rooms have under-floor heating.
We love our apartment, furnished it with love, and it’s important to us to find good caring people for it. It is fully furnished. We have lived there ourselves until now, which is why there’s a lot of personal items in the pictures. We haven’t decided yet what we will take and what we’ll leave in the apartment, so we can talk with you, the new tenant, about that. Everything necessary to live without buying or bringing anything else is already there, among others:
• Everything for the kitchen: cutlery, pots, pans, plates, glasses, coffee maker, knives, etc.
• Everything for the bathroom: washing machine, dryer, ironing board, iron, hair dryer, vacuum cleaner, etc.
• Large couch in the living room.
• 75“ Smart TV in the living room, 32“ TV in the bedroom, also 2x more TVs that we can leave if necessary.
• A treadmill in the living room to stay fit ;), we enjoyed it during the pandemic. Also multiple other fitness devices.
• Nice plants :)
• Many other things...
Location:
• The apartment is very well located in Pasing, about 8 minutes on foot from the station, or 4 minutes with the bus. From there there are 4 S-Bahn lines, multiple regional trains, buses, and trams.
• The Autobahn is also very quickly reachable.
• Very good shopping possibilities nearby, such as Aldi, DM, Lidl, REWE, Rossmann, animal shops, etc., all reachable few minutes on foot.
• Many bars and restaurants are also nearby, and especially the Pasing Arcaden shopping center with many stores and everything ever needed.
• The building is located in a very quiet neighborhood, and was built in 2009. The apartment is on the 1st floor.
Conditions:
• The property management needs to approve the subtenant, so you will need to provide us a self-disclosure document.
• The aparment will initially be subleased for 1-2 years, which we can also discuss, but please no requests for short-term stays.
• A deposit in the amount of 3 monthly rents will be necessary
• The monthly rent is in the form of a „Flatrate“, which means it contains the rent, extra costs (Nebenkosten), heating, power, GEZ, internet, and everything that will remain in the apartment as agreed upon. If there is an additonal back payment later for the heating, power, or extra costs, we will need to discuss it separately. If the difference is small, we can cover it, otherwise the subtennant will need to pay.
• Move-in date will need to be discussed, because a) the owner needs to approve you, and b) we need to remove our stuff from the apartment.
German: Wir bieten unsere schöne, sehr gut beleuchtete 3,5 Zimmer Wohnung zur Zwischenmiete an, da wir beruflich uns im Ausland aufhalten werden.
Die Wohnung ist ca. 80 qm groß (siehe Grundrißbild) und ist wie folgt aufgeteilt:
• Das Wohnzimmer ist schön groß, hat eine große Wohnlandschaft, einen 75 Zoll großes Smart TV sowie ein Tisch der sich ausklappen lässt und Platz für 4-6 bietet.
• Die Küche ist geräumig, beinhalten alle Geräte das man so braucht und hat 2 sehr große Fenster und bieten somit einen Tollen Blick an
• 2 Bäder, ein großeres und ein kleineres Bad. Das große Bad hat eine Badewanne und Fenster, das kleine Bad eine Dusche. Im großen Bad befindet sich eine Waschmaschine und ein Trockner.
• Der Flur ist L-Formig und bietet Platz für einen Schrank zB für Schuhe und/oder Jacken, sowie ein weiteres Regal und Spiegel. Alles wäre auch schön vorhanden und wird in der Wohnung bleiben, einige wie auf den Bilder.
• Das große Schlafzimmer beinhaltet ein luxuriöses Boxspringbett der auf beide Seiten elektrisch bedient werden kann. Da befindet sich auch ein weiterer Kleiderschrank und ein Fernseher.
• Das zweite Schlafzimmer, wird im Moment als Büro und Garderobe genutzt, kann aber ruhig zu einem weitere Schlafzimmer umgestaltet werden
• Das dritte Zimmer hat ein ausklappbares Gästebett, einen Regal, und einen Schreibtisch, und wird von uns als Büro und Gästezimmer genutzt.
• Dazu gibt ein großes Balkon wo auch ein Tisch sowie ein tolles Weber Gasgrill vorhanden ist.
• Geschlossene Duplexgarage im Untergeschoß ist dabei
• Kellerabteil nach Absprache
• Die Wohnung ist komplett mit Fußbodenheizung ausgestattet.
Wir mögen die Wohnung sehr, haben es mit Liebe gestaltet, und uns ist wichtig sie an guten Händen zu geben. Die Wohnung wir möbliert übergeben. Wir haben bisher selbst hier gewohnt, deswegen sind auf den Fotos viele persönlichen Gegenstände zu sehen. Welche wir entfernen werden/können steht im Moment noch nicht fest, daher können wir uns darüber noch unterhalten. Man hat aber alles was man zum Wohnen braucht und viel mehr, unter anderem auch:
• Alle für die Küche: Besteck, Pfannen, Töpfe, Teller, Gläser, Kaffeemaschine, Messer, usw.
• Alles fürs Bad: Waschmaschine, Trockner, Bügeltisch, Bügeleisen, Haartrockner, Staubsauger, usw.
• L-förmiges Wohnlandschaft im Wohnzimmer.
• 75" Zoll Smart TV im Wohnzimmer, 32" Zoll TV im Schlafzimmer, ausserdem noch 2x übrige Fernseher die auf Wunsch auch benutzt werden können.
• Ein Laufband ist im Wohnzimmer auch vorhanden - das haben wir uns in den Coronazeiten gegönnt. Ausserdem noch andere Fitness-Geräte
• Schöne Pflanzen :)

Lage:
• Die Wohnung liegt sehr verkehrsgünstig in Pasing, ca. 8 Minuten zu Fuß vom Bahnhof oder 4 Minuten mit dem Bus. Von dort kann man 4 S-Bahn Linien, mehrere Regionalzüge sowie Bus und Tram nehmen.
• Von der Wohnung ist man auch sehr schnell an dem Autobahn.
• Gleich in der Nähe sind es mehrere Einkaufsmöglichkeiten wie Aldi, DM, Lidl, REWE, Rossmann, Tierbedarf und Co. Alles fussläufig erreichbar.
• In der Nähe sind es auch mehrere Bars und gute Restaurants vorhanden sowie das Pasing Arcaden Shoppingzentrum die mehrere Shops und Einkaufsmöglichkeiten anbietet.
• Das Gebäude liegt in eine ruhige Lage, Baujahr ist 2009, Wohnung ist im 1. OG.
Bedingungen:
• Die Hausverwaltung muss den Untermieter auch zustimmen, daher werden wir einen Selbstauskunft brauchen.
• Initial wird die Wohnung für 1-2 Jahre untervermietet, das können wir noch besprechen, aber bitte keine Anfragen für kurze Aufenthalte.
• Eine Kaution von 3 Monatsmieten wird vorausgesetzt.
• Die Monatsmiete ist eine Art "Flatrate", beinhaltet also Miete, Garage, Nebenkosten, Heizung, Strom, GEZ, Internet, und alles was in der Wohnung zur Nutzung nach Absprache bleibt. Wenn es später zu Nachzahlungen für Strom und Nebenkosten oder Heizung kommt, wird das gesondert geregelt. Wenn die Differenz relativ klein ist können wir das gerne übernehmen, ansonsten bleibt dem Untermieter zu zahlen.
• Einzugstermin wäre nach Absprache, aus dem Grund dass a) der Eigentümer zustimmen soll, und b) wir unsere Sachen aus der Wohnung entfernen sollen.
